What are your application requirements?

We require a household income of at least 3x the rent amount. We also conduct credit, criminal, and rental background checks.

How much is the security deposit?

Our security deposit is equal to one month's rent.

What fees/deposits are due upon applying? Moving in?

Leominster Gardens does not have an application fee but we do require 10% of the security deposit when you submit the application.
The remainder of the security deposit, which is equal to one month's rent, along with a $25 key fee and the first month's rent is due before moving in.

What leasing options are available?

Leominster Gardens offers 12-month leases.

Are utilities included?

Heat, water, and trash removal are all included in your monthly rent.

What are the occupancy limits?

Leominster Garden's occupancy standards are set by the local Board of Health and are as follows: Studio - 2 people; One Bedroom - 3 people; and Two Bedroom - 4 people.

Is renter's insurance required?

Yes. We require our residents to have liability insurance with coverage of at least $300,000. It is the responsibility of the resident to obtain and pay for the renter's insurance.

When is rent due?

Rent is always due on the first day of the month.

How can I pay my rent?

Leominster Gardens only accepts online payments through your resident portal account.
Your options of payment are ACH, Visa, Mastercard, Discover, and Moneygram. Some of these options have added fees.

Is there a late fee for overdue payments?

Yes. There is a $75 late fee after 30 days.

How often is there a rent increase?

Rent increases are implemented upon renewal of the lease. You will not be subject to a rent increase in the middle of your lease.

What are the hours of the leasing office?

Our leasing office is open Monday-Thursday 9:00am -5:30pm, and Friday 9:00am - 5:00pm.

What are the pool hours and seasonal availability?

Our pool is open Memorial Day to Labor Day, 9:00 am - 7:00 pm.

Do the apartment homes have microwaves?

Yes. All of our homes include a microwave.

Are your stoves gas or electric?

Our stoves are electric.

Does the community have a pool?

Yes! Leominster Gardens has a community pool that opens Memorial Day weekend through Labor Day.

Are there laundry facilities in the community?

Every building at Leominster Gardens has a laundry facility.

What schools serve Leominster Gardens?

Leominster Gardens is in the Leominster School District. Our students attend: Northwest Elementary School, Skyview Middle School, and Leominster High School.
